Tenant pay form locked to balance

Tenants now pick 'Pay full balance' or 'Pay partial' — partial amounts cap at what's actually owed. Overpayments are blocked on both client and server, and the form hides entirely once balance hits $0.

Add charges to a tenant's balance

Landlords can add utility passthroughs, damages, or one-off charges to a tenant's current rent cycle from the tenant detail page. Tenants see the breakdown line by line and pay the bundled total. Late fees stay auto-managed and can now be waived too.

Common questions

Can I cancel anytime?

Yes. Cancel from the Stripe billing portal in one click. Your access stays active until the end of the billing period.

What happens to my second property if I downgrade?

Nothing — your existing data stays. We just gate the 'Add property' button again. You can keep managing everything you already have.

Why is rent collection free for landlords?

We make money from a small 0.5% processing fee paid by the tenant on each Stripe payment (capped at $7.50). That covers our costs, so we don't need to charge landlords per payment. It's the same model many other landlord-management apps use.

Is there a setup fee or contract?

No setup fees, no contracts. Pay $12 monthly, cancel whenever.

Do tenants need to pay anything to use the portal?

The portal itself is free. If they choose to pay rent online, they cover the Stripe processing fee + our 0.5% (capped at $7.50). They can always pay you by check or cash instead.
